I recently met with a homeowner in Wilmore. His lot is small land value is very high since it’s so close to center city. We agreed that usability of your entire lot is very important in that area. Now somewhere like Matthews where the bare dirt is much less per acre. Matthews its fine to leave a stump because half acre lots cost nothing what they do Charlotte’s urban core.
Wilmore / South End (urban core):
$1.5M – $8M+ per acre
Matthews (suburban Union/SE Meck):
$200K – $400K per acre
That’s not a typo, Wilmore can be 5–20x more expensive per acre depending on the lot.
Why Wilmore is insanely expensive
Wilmore is basically South End spillover (one of the hottest spots in Charlotte).
Look at actual comps:
0.23 acres for $1.8M → ~$7.8M/acre 
0.43 acres for $4.25M → ~$9.8M/acre 
So we always recommend stump grinding in neighborhoods with high bare dirt value like Wilmore, Dilworth, Myers Park, etc.
